OUR INVESTMENT STRATEGY
A number of hot spots exist across the US, where housing prices are low and rental demand is particularly high. Aydon is capitalizing on this opportunity through the acquisition of a substantial portfolio of fully renovated and tenanted income producing properties.
Our primary investment strategy is to purchase these high value potential properties at well below replacement cost, as with any commodity investments, buying low and selling high is the objective. Aydon carefully selects properties located in areas where there is an abundance of demand for rental accommodation by qualified tenants.
Continued rising home prices and a shrinking inventory coupled with the fact that home prices are still among the lowest in the nation clearly indicates opportunity for investment.
One of the most important metrics in real estate analysis is a property’s price-to-rent ratio. (The Price-to-Rent ratio is calculated by computing the home-level estimated home value divided by the home-level annual rental cost and then computing the median of this ratio across all properties). Prices of homes in Aydon’s focus areas are relatively low compared to other cities in the US and Canada. These focus areas rental income remain competitive and secure as a number rentals are backed by the US government rental programs.
